Buying a new build off plan
'When deadlines apply'
Buying a newly built or converted property off plan often requires an exchange of contracts within 28 days or the buyer risks losing a reservation deposit.
We are used to working with developers and their legal department in ensuring that deadlines are met.
We will check the contract carefully to ensure that the builder is responsible for dealing with local authority, NHBC and land registry requirements. We will advise you on the risks of proceeding without mortgage instructions and try to negotiate provisions to protect your deposit.
Benefits to you
We will:
- Produce a full contract report on all documents produced
- Advise on planning, building regulations and new build warranty conditions
- Deal with lenders conditions for reinspection or new build guarantees
- Liaise with developers' site offices and legal departments
- Meet your deadlines for legal work, searches and enquiries.
