The most important individual transaction which many GP practices undertake is the acquisition of new surgery premises, or the refurbishment or expansion of their existing site.
We have dealt with a large number of such developments in recent years. These have involved situations where the partners themselves have owned surgeries, and also where they have employed “design and build” developers, coupled with lease-backs to the partners.
We have constructed suitable schemes to cover situations where more than one practice occupies the same site, and we are particularly experienced in the arrangements between GP practices and related occupiers such as pharmacies, dentists and other ancillary users.
Of particular importance is the arrangements which each partnership makes in regard to the transfer of property interests on the retirement of existing partners or the introduction of new partners. The arrangements that we have made in this respect have achieved widespread authority and credibility within the GP’s profession.
We are also very familiar with the operation of the Schemes for reimbursement of ‘Borrowing Costs’ (previously known as Cost Rent) and notional rent.
